Polyaspartic Floor Coating in Toronto & the GTA
A polyaspartic floor coating cures in hours, not days. Most garages are finished in one visit, and the floor stays clear and glossy even with the door open to the sun.
What Is a Polyaspartic Floor Coating?
Polyaspartic is a fast-curing member of the polyurea family. It is applied with rollers and squeegees like epoxy, but it hardens in a fraction of the time, holds up to UV light without yellowing, and can be installed at temperatures where epoxy would barely cure.
In GTA homes we mostly use it in garages: a grind, crack repair, a pigmented base, a full broadcast of decorative flake and a clear polyaspartic top coat, all in one day. Businesses use it when they can only close for a night or a weekend.
Polyaspartic vs Epoxy: Which One Do You Need?
Both are good coatings. The right choice comes down to how fast you need the space back, how much sun it gets and what will be driven over it.
| Feature | Polyaspartic | Epoxy |
|---|---|---|
| Typical install time (garage) | 1 day | 2 to 4 days |
| Back in use | Walk same day, park in 24 to 48 hours | Walk in 24 hours, park in 3 to 5 days |
| Sunlight | UV-stable, stays clear | Can yellow in direct sun |
| Cold-weather installs | Cures in cool garages | Needs a warmer slab |
| Heavy forklift traffic | Best as a top coat | Thick epoxy base preferred |
| Typical installed cost | $12 to $15 per sq ft | See our epoxy coating page |

Polyaspartic Floor Coating FAQs
What is a polyaspartic floor coating?
Polyaspartic is a type of aliphatic polyurea coating. It goes on like epoxy but cures much faster, stays clear in sunlight instead of yellowing, and can be applied in colder conditions. We use it as a full garage system or as the clear top coat over a flake or epoxy base.
Is polyaspartic better than epoxy?
It depends on the space. Polyaspartic wins on cure speed, UV stability and cold-weather installs, which makes it ideal for garages and any floor that sees sunlight. Thick epoxy is still the better base for heavy forklift traffic and very uneven slabs, so many of our systems combine the two.
Can a garage really be done in one day?
Most two-car garages can be ground, repaired, coated and top-coated in a single day with a polyaspartic system. You can walk on it the same evening or the next morning and park on it after 24 to 48 hours, depending on temperature.
Can polyaspartic be installed in winter?
Yes. It cures at much lower temperatures than epoxy, so we can coat unheated GTA garages later into the fall and earlier in spring. In deep winter we still check the slab temperature and may use temporary heat.
Does polyaspartic yellow in the sun?
No. Polyaspartic is UV-stable, so it keeps its colour in garages with the door open, sunrooms, porches and showrooms with big windows. Standard epoxy can amber over time in direct sunlight.
How much does a polyaspartic floor cost in the GTA?
Fast-cure polyaspartic systems typically run $12 to $15 per square foot installed, plus any crack or slab repair. A full flake system with a polyaspartic top coat is priced after we test the slab, and you get a fixed written quote.
How long does a polyaspartic floor last?
With proper prep, a polyaspartic garage floor typically lasts 15 years or more. Indoor residential floors carry our 10-year warranty, outdoor surfaces 5 years, and commercial floors 2 years.
Will road salt damage a polyaspartic garage floor?
No. The cured coating is non-porous, so salt, slush and de-icers sit on top and rinse off instead of soaking into the concrete. That protects the slab underneath from the spalling you see on bare garage floors.
